Bathroom Renovation in Richmond Hill
Full remodels, wet rooms, and ensuite builds.
Where a Richmond Hill primary suite is built around an oversized jetted tub and a corner shower, the layout shapes the whole project. A bathroom renovation in Richmond Hill of that kind is usually an ensuite renovation that trades the tub and corner shower for a curbless walk-in shower, a double vanity and a heated floor, which turns a cosmetic job into a framing, drainage and waterproofing job.
Nexon Build handles the full bathroom remodel, from waterproofing and tile to plumbing rough-in, custom vanities and glass enclosures. In 2026 a standard bathroom runs about $15,000 to $25,000, and a full primary ensuite with custom tile, heated floors and frameless glass $35,000 to $60,000+. Waterproofing and tile labour are where the durability, and much of the cost, lives. Fred Shik, our founding partner for mechanical systems, reviews drainage and ventilation on every bathroom we build.

Curbless Showers in Bayview Hill Ensuites
Taking out a jetted tub frees space, but a curbless shower needs the floor to slope toward the drain, and that is a framing question. Where the ensuite sits on engineered joists, they cannot simply be cut down, so we either redesign the framing to recess the floor or raise the surrounding floor slightly and use a linear drain. A continuous waterproof membrane covers the shower and wet floor zone, and heated floor cable goes on its own circuit. Our 2026 bathroom renovation cost guide shows how those choices move the budget.
Older Bathrooms Around Mill Pond and South Richvale
Like much of Richmond Hill's older housing, older bathrooms can hide their problems under tile set in thick mortar beds: corroded galvanized supply lines, cast-iron drains and exhaust fans that vent into the attic rather than outdoors. We replace supply piping back to a sound connection, camera-inspect drains that run under the floor, and duct new fans to the exterior. When several bathrooms are in this state, a whole-house renovation often costs less per room than doing them one at a time.
Adding a Basement Bathroom in a Richmond Hill Home
A basement bathroom is often the first step toward a lower-level suite. The key check is whether the new fixtures can drain by gravity to the existing sewer connection; if they sit below it, a sewage ejector pit is needed. The work goes on a building permit with plumbing fees, and if the basement may later become an additional residential unit, we design the bathroom around the separation and entrance rules covered on our Richmond Hill basement renovation page.

Common questions
Is a permit needed to convert a tub to a walk-in shower in Richmond Hill?+
It depends on the plumbing. Relocating the drain, adding a fixture or adding ventilation ductwork is a plumbing or HVAC change, which the City lists as permit work. A like-for-like swap that keeps the drain where it is may not need one. We confirm with the Building Division during pricing, so the schedule allows for any permit review before demolition.
Can a Richmond Hill condo bathroom have a curbless shower?+
Sometimes. A concrete slab leaves little room to recess the floor, so curbless designs in condos usually rely on a slightly raised bathroom floor, a linear drain and careful threshold detailing at the door. The condominium corporation must also approve work that affects waterproofing and the unit below. We review the building's rules and the existing drain location before committing to a curbless layout.
Do heated bathroom floors need an electrical permit in Richmond Hill?+
Yes. Electric floor heating is new electrical work, and electrical permits are handled by the Electrical Safety Authority rather than the City's Building Division. The licensed electrician files the notification, the heating cable is wired with the protection the Ontario Electrical Safety Code calls for, and we schedule the ESA inspection around the tile installation.
How much does bathroom renovations cost in Richmond Hill?+
A bathroom renovation in Toronto runs about $15,000–$25,000 for a standard bathroom, and $35,000–$60,000+ for a full primary ensuite with custom tile, heated floors, and frameless glass. Do you handle permits for bathroom renovations in Richmond Hill?+
Yes. We manage the full permit process with City of Richmond Hill (Building Division), including any variance or zoning review your Richmond Hill project requires.
How much does a bathroom renovation cost in Toronto?+
About $15,000–$25,000 for a standard bathroom, and $35,000–$60,000+ for a full primary ensuite with premium tile, heated floors, and glass.
How long does a bathroom renovation take?+
A standard bathroom renovation takes 3–5 weeks. A full primary ensuite build can take 6–10 weeks.
Why does waterproofing matter so much?+
It's what keeps water out of your framing and the rooms below for decades. We install proper membranes and inspect the waterproofing before any tile goes on — it's the step you never see but always rely on.
