Home Renovation in Vaughan

Complete interior transformations from the studs out.

Which decade your house was built in matters more to a home renovation in Vaughan than almost anything else. Post-war Woodbridge bungalows usually need new wiring, plumbing and insulation behind the walls, while the 1980s and 1990s two-storeys that fill Maple, Thornhill and much of Woodbridge are sound structures with dated layouts. Both can become a full home renovation, but the scope and the permit path differ.

In Vaughan we budget against our 2026 GTA figures: a mid-level refresh from about $150K, a standard-finish gut from $450K, premium work past $800K, which works out to roughly $200–$450 per square foot when the house is taken to the studs. We agree a fixed price before demolition and file the City of Vaughan permits ourselves. The Vaughan renovation hub covers local approvals in more depth.

Whole-House Renovations in Post-War Woodbridge

Woodbridge added ten subdivisions between 1951 and 1956, so many of its bungalows are now roughly 70 years old. When we strip one to the studs, we plan for original wiring, galvanized steel water lines, cast-iron drains and thin or missing wall insulation, and we price their replacement up front rather than treating them as surprises. Low basement ceilings often push the project toward underpinning as well. Our post-war bungalow renovation guide and the Woodbridge area page cover that housing stock in more detail.

Opening Up 1980s and 1990s Homes in Maple and Thornhill

These houses were built around formal living and dining rooms, closed kitchens and long hallways. Opening them up usually means removing or shortening a load-bearing wall, and Vaughan requires a building permit for every structural alteration, with drawings that show the existing structure alongside the proposed beam and posts. Point loads have to be carried down to the foundation, ductwork rerouted and floor heights matched where walls come out. See removing a load-bearing wall for how we approach it, and our Vaughan kitchen renovation page for the room that usually drives the new layout.

Phasing and Inspections on a Vaughan Full Renovation

A gut renovation in Vaughan passes through the same inspection stages as new work. The City's inspector must see plumbing rough-in tested before walls close, then framing and HVAC rough-in, then insulation and air barrier before drywall, and a final once the work is complete. We sequence trades around those dates and post every result, photo and change order in Buildertrend, so you can follow the job without standing on site. Our GTA renovation cost guide explains how scope and finish level move the budget.

Common questions

Does a full home renovation in Vaughan need a building permit?+

Usually, yes. Vaughan requires a permit for any structural alteration and for work that adds or relocates plumbing fixtures, and most full renovations do both. Purely cosmetic work such as new flooring or paint generally does not. If the house is in a Heritage Conservation District, exterior changes like new windows or cladding also need a Heritage Permit from the City.

Will a renovation in Thornhill's or Maple's heritage district need Heritage Vaughan approval?+

Only if the work changes how the property looks. In Vaughan's Heritage Conservation Districts, a Heritage Permit is required for work that alters the property's appearance, and designation covers landscapes and outbuildings, not just the house. Cultural Heritage staff review it, and larger projects may go to the Heritage Vaughan Committee and Council. Routine maintenance such as repainting trim or repairing an asphalt roof usually needs no heritage review.

Should I renovate or rebuild a 1950s house in Woodbridge?+

Rebuild when the house needs everything and the lot allows a much larger home; renovate when the structure is sound or heritage rules limit change. A rebuild in Vaughan adds Cultural Heritage clearance, a demolition permit and an infill grading permit backed by a refundable security deposit. Our renovate vs rebuild guide compares both paths in detail.

For full gut renovations we recommend relocating during the active construction phase — typically 3–6 months depending on scope.
