General Contractor in Vaughan

Trades coordination and site supervision.

Hiring a general contractor in Vaughan means handing someone your dealings with several City departments, not just your trade schedule. Building Standards issues permits and inspects each stage, Development Engineering issues grading permits for infill homes and new entrances, By-law and Compliance licenses renovators, and TRCA regulates land near the Humber and Don valleys. We act as the single point of contact for all of them and for every trade on site.

Like most general contractors in the GTA, we can work for a management fee of about 10–20% of construction cost or on a cost-plus basis, and we offer fixed pricing where the scope is well defined. Every dollar is tracked in Buildertrend and visible to you. The Vaughan area guide summarizes the local approvals.

How Permits Move Through Vaughan's Online Portal

Every Vaughan building permit is filed through the Online Permitting Portal and ePlans, and the City treats the registered portal user who submits as the legal applicant. Drawings must carry the qualified designer's name, registration number and BCIN, and the Zoning Services section reviews each file against the zoning by-law before the permit issues. If TRCA, the Committee of Adjustment or a tree permit applies, those approvals belong in the submission, so we line them up first. Our Vaughan permit guide explains the order.

Running Trades and Inspections on a Vaughan Site

The permit holder must call for an inspection at each stage, and the City lists them plainly: site services, footings, foundation backfill, underground and rough-in plumbing, framing with HVAC rough-in, insulation, final interior and final exterior. Plumbing rough-in is tested with the inspector present, sewer pipes are colour-coded (white for storm, green for sanitary) and occupancy is not granted until the water meter is in. We schedule trades so each stage is ready on the day it is booked, which is where most site delays start or stop.

Electrical work runs on a separate track. By law, only a Licensed Electrical Contractor can be hired for electrical work in an Ontario home, and the Electrical Safety Authority permit is separate from the City's building permit; service upgrades are coordinated with Alectra Utilities, Vaughan's distributor. Fred Shik, our mechanical partner, oversees HVAC and plumbing design so systems are right before the inspector arrives. Checking a Contractor Before You Sign in Vaughan

Vaughan licenses renovators, and its licensing rules set out insurance and written-contract obligations for licensees, so ask for proof of the licence and of liability insurance, and insist on a written contract with the scope and payment schedule before paying anything. The City offers an online tool to check whether a business holds a licence. New-home builders are licensed provincially by the HCRA instead. Common questions

Who should be the permit applicant on a Vaughan renovation?+

Whoever submits through the City's Online Permitting Portal becomes the legal applicant, so choose deliberately. On our projects we usually file with the owner's signed authorization, so the City's questions on the file come straight to the team responsible for the drawings. Owners can file their own permits, but they then manage every resubmission and inspection request themselves.

Does a general contractor need a City of Vaughan licence?+

A renovator does. Vaughan's licensing rules cover anyone who alters, repairs or renovates buildings, including carpenters, framers, roofers, painters and tile setters. Builders whose main business is new homes covered by Tarion, and provincially licensed trades such as electricians and plumbers, are exempt from the City licence. You can confirm any contractor's status through the City's online licence look-up.

How is a project in a TRCA regulated area of Vaughan managed?+

By securing the TRCA permit before the building permit submission. TRCA asks for a survey, a grading plan showing the top of slope and erosion fencing, and elevations with geodetic grades, and staff may then request geotechnical or structural information. Vaughan's permit requirements list TRCA approval where applicable, so we schedule it as a prerequisite rather than a parallel task.

How much does general contracting cost in Vaughan?+

A general contractor is typically paid a management fee of about 10–20% of the construction cost, or on a cost-plus basis, on top of the trades and materials. We keep every dollar visible and tracked in Buildertrend, and can also work fixed-price where the scope is well defined. Pricing in Vaughan tracks the wider GTA market.

Do you handle permits for general contracting in Vaughan?+

Yes. We manage the full permit process with City of Vaughan (Building Standards), including any variance or zoning review your Vaughan project requires.

How does a general contractor charge in Toronto?+

Usually a management fee of about 10–20% of the construction cost, or cost-plus (trades and materials plus a fee). Where the scope is well defined, we can also work fixed-price so you know the number up front.

What's the difference between fixed-price and cost-plus?+

Fixed-price locks a total for a defined scope — you carry less risk, we carry more. Cost-plus bills actual costs plus a fee — more transparent on a shifting scope, but the total moves. We'll recommend the right structure for your project.

Do I need my own architect if I hire you as GC?+

You can bring your own architect or we can recommend design professionals we have worked with across the GTA. As GC we build to your drawings.
